Africatown Community Land Trust (ACLT) has an exciting opportunity for an experienced Facilities and Maintenance Manager. This position will oversee all facilities and maintenance needs for ACLT's multiple sites. Current locations include Admin & Operations Office, Benu Community Home, and the William Grose Center for Cultural Innovation. This position reports to the Benu Community Home Program Manager and Admin and Operations Manager. In this role you will be the primary point of contact with the janitorial contractor, serve as the Safety Officer, and may supervise a part-time janitorial and/or maintenance position.

This can support the cultural and economic thriving of people who are part of the African diaspora in the Greater Seattle area. The Africatown Community Land Trust board is comprised of real estate professionals, business executives, entrepreneurs, business professionals and long-time community members from the Central District.

ABOUT THE POSITION

The Facilities and Maintenance Manager will be responsible for maintaining the physical integrity of the community at all times. This involves ensuring a safe and secure living environment for residents, visitors and staff. Identify and correct any and all problems involving the property and to implement procedures that will prevent such problems.

An effective program of maintenance is essential in order to:

  • Maintain a safe and clean environment for Community Residents and Staff at Keiro
  • Cultivate confidence in being good neighbors with local existing community residents
  • Provide supportive programs and services

Conducts all business in accordance with ACLT's policies and procedures, state and federal laws; e.g., OSHA, ADA, etc.


Typical duties may include:

  • Perform, coordinate and oversees all maintenance duties of the building's exteriors, interiors, and common areas
  • Diagnoses and performs maintenance or repairs involving electrical, plumbing, HVAC systems, irrigation, stairs and other structures, carpentry, welder, and more.
  • Maintains adequate inventory of parts and materials required for common property repairs
  • Ensure deadlines and productivity are being executed
  • Institutes and manages systems for handling staff and community resident service requests and makes corrections timely
  • Communicates effectively with staff, supervisors, and community residents
  • Other General labor and maintenance services
  • Attend communications and staff meetings as scheduled
  • Must be willing to rotate with staff Emergency Maintenance Phone after-hours
  • Order items, when necessary, and ensure invoices are properly processed.

General

  • Diagnoses and performs minor or routine maintenance or repair involving the following on a daily basis
  • Electrical and plumbing (including water lines)
  • A/C and heating systems. Appliances (when applicable)
  • Stairs, gates, fences, patios, railings.
  • Tile, carpet, flooring.
  • Roofing, gutters, fasteners
  • Interior/exterior lights
  • Gas or electric fixtures and appliances (where applicable)
  • Shutters, doors, cabinets, windows, sliding glass doors
  • Boiler, gas and electric.
  • Door locks, P.O. boxes and locks.
  • Security systems (where applicable).
  • Ceiling leaks.
  • Walls.
  • Ensures that all make-ready repairs and services are completed correctly and on schedule
  • Reports all major repairs and requisitions to the operations manager before any expenditure of funds.
  • Changes locks and makes keys as needed
  • Removes and transfers heavy appliances or equipment such beds, bedframes, etc.
  • Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
  • Maintains adequate inventory of spare parts and maintenance materials to handle most common repairs and situations.
  • Performs work area clean-up and safety-related duties
  • Ensures that storage areas remain locked when not in use
  • Performs janitorial duties and may supervise maintenance/janitorial staff
  • Assists in keeping building perimeter neat and free of litter
  • Power spray, rakes, sweep, blow with a blower, or shovels as circumstances warrant

Preventive Maintenance/Safety

  • Conducts regularly scheduled safety meetings with entire staff; maintains and communicates hazards or and safety standards
  • Keep MSDS sheets current and readily accessible
  • Maintains thorough knowledge of pertinent laws and EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics and refrigerants
  • Must be aware of the condition of physical property throughout the community and immediately correct unsafe conditions, e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights
  • Maintains accurate records regarding preventive maintenance, service requests (received and completed), expenditures, work-in-progress, etc.
  • Schedules and performs minor and routine maintenance on all appropriate equipment on a regular basis
  • Inspects and maintains all tools in excellent condition
  • Indoctrinates and assists in development of all subordinate maintenance staff
  • Instills a "safety first" attitude not only with maintenance technicians but with all staff
  • Instructs staff on proper use and guidelines for wearing safety items

MINIMUM QUALIFICATIONS

  • High School Diploma or equivalent.
  • 3-5 years of experience in property and facility maintenance
  • Knowledge of regulatory agency codes and requirements for maintenance work standards
  • Extensive plumbing knowledge
  • Reliable transportation and valid driver's license
  • Experience with electrical, appliance repair, and painting skills
  • Experience operating power tools
  • COVID Compliance certification or ability to earn within 60 days of hire

DESIRED QUALIFICATIONS

  • 5-7 years of experience in property and facility maintenance
  • HVAC Certification
  • COVID Compliance certificate
  • Formal or informal apprenticeship program or certificate from vocational trade or equivalent program
