Summary
The HVAC Mechanic is responsible for providing maximum comfort for building occupants by operating the heating and cooling systems in the most overall energy-efficient and economical manner and with minimal disruptions to tenant activities. The position also requires monitoring the operating efficiency of mechanical equipment (HVAC, chillers, cooling towers, etc.) per job requirements. The work shall include responding to a high volume of calls complaining of uncomfortable interior temperatures (referred to as "hot/cold calls").
Per State of Washington pay transparency laws, the pay rate for this position is $45-$50/hour per request and the benefits package includes Medical/Dental/Vision health insurance, PTO, and 401(K) with employer matching contribution.
Essential Duties and Responsibilities: (including but not limited to)
Occasional swing or night shift work in order to accommodate occupants
Performing (predictive, preventive, proactive, and corrective) maintenance and repairs on heating, ventilating air conditioning, and refrigeration (HVAC/R) equipment
Operate, maintain, repair, troubleshoot, and test the controls for complex electronic heating, ventilating, and air conditioning (HVAC) systems and electronic variable frequency drive (VFD) equipment
Maintain and replace signal interface devices, various sensors, and actuators that make up the auxiliary equipment associated with HVAC equipment, including electronic thermostats, valve and damper actuators, electro-pneumatic input/output devices, local interconnection wiring, air quality measurement sensors, humidity, and temperatures transmitters
Ensure systems are operating safely and conduct routine maintenance
Repair or replacement of structural support systems
Repair leaking, solders, welded joints, mechanical joints, and condenser tube roll joints
Replacement of deteriorated, damaged, and leaky expansion joints
Ensure that all supply/return air vents are supplying the required air volume and are kept free of dust/dirt
Repair or replace valves, stems, disks, seals, packing, bonnets and gaskets
Refrigerant control and maintain EPA air quality standards
Leak detection
Reclamation
Control logs
Minimum Qualifications
High school diploma or equivalent
Valid driver's license and clean driving record, ability to operate company vehicles
Ability to pass a background check for Federal Agency to obtain security access badging
United States Citizen or Permanent Resident
Certified to handle refrigerants such as chlorofluorocarbon (CFC) or hydro chlorofluorocarbon (HCFC)
Knowledge of principles and practices of safety management
Knowledge of pertinent local, state, and federal laws, ordinances, codes, and rules
Electrical Trainee certification
Preferred Qualifications
2 years of college-level coursework or trade school completed
3 to 5 years of experience as an HVAC Mechanic/Technician
Hold HVAC brand-specific repair maintenance certification (e.g., Daikin systems, etc.)
40-HAZWOPER certified
Experience and knowledge of Alaska Native cultures

Physical Demands
Frequent lifting, sitting, standing, stooping for prolonged periods of time, using hands/fingers requiring dexterity, should have good hand-eye coordination and motion control in coordination with handling tools, equipment, and other related components.
Reaching with hands and arms for items above and below sight level, talking, hearing (frequently communicates with field personnel via various modes, i.e., radio; must be able to relay accurate information), and seeing (up close, at a distance, along the periphery, with depth, color perception, and the ability to adjust focus); walking from place to place within the project location with occasional use of stairs and no elevator available; bending, pushing, pulling, kneeling and standing for up to 12 hours
Frequent lifting of up to 50-75 pounds, such as small electrical components, equipment, and other materials
