Job DescriptionSUMMARY:
Under general supervision of the Maintenance Field Supervisor, services, maintains and o p e r a t e s building HVAC systems and controls including kitchen equipment, steam boilers, hot water boilers, gas, oil and electric heating and cooling systems in school facilities; and related work as required.
ESSENTIAL FUNCTIONS:
Inspects, tests, adjusts and repairs heating, ventilation and air conditioning systems and their related components.
Overhauls and repairs burners, pipe lines, pumps, motors, fans, temperature control equipment, valves, dampers, boiler
controls and safety devices.
Operates test equipment for measuring pressures, velocities, voltages, temperatures and burner efficiency.
Replaces worn parts on a variety of mechanical equipment.
Performs preventative maintenance on mechanical equipment.
Maintains records of work performed.
Prepares rough sketches of work and estimates of materials and labor.
Maintains time and materials records.
Orders materials and supplies.
Operates a wide variety of hand and power tools.
Read prints and schematics.
Performs other related duties as assigned.
KNOWLEDGE, SKILLS & ABILITITES TO PERFORM ESSENTIAL FUNCTIONS:
Ability to carry out oral and written directions.
Ability to adjust to new assignments and working conditions.
Ability to use ladders per OSHA standards
Ability to operate a wide variety of machine tools, such as electronic test equipment, welding equipment, trucks and
other support machinery.
Ability to operate aerial lifts including but not limited to: man lifts, scissor lifts, and bucket trucks.
Ability to read prints and schematics.
Ability to work under direct supervision using standardized procedures.
Ability to provide information and advise others.
Ability to set priorities, schedule activities and collate data.
Ability to consider a wide variety of factors when using equipment.
Ability to be flexible when working with others in various circumstances and communicate with diverse groups.
Ability to work with data utilizing specific, defined processes.

EDUCATION AND EXPERIENCE:
• High school diploma or equivalent required.
• Minimum two years as a journeyman and general building maintenance.
• Strong background in plumbing, HVAC and refrigeration required.
• Basic knowledge of electrical wiring required.
• Extensive experience with operating digital combustion analysis desired.
• Experience in direct controls and energy management systems preferred.
REQUIRED CERTIFICATIONS ANDLICENSES:
• WA State driver’s license
• EPA Universal Certification
• Boiler Operator License Preferred
