Description
Position Summary:
The Senior Property Manager is directly responsible for the day-to-day operations of no more than five affordable multifamily rental properties within the CCHS portfolio, with the assistance of assigned community managers and maintenance technicians. This position supervises community managers and maintenance technicians assigned to their sites. This position assists the Regional Property Manager with all aspects of property management within their assigned region. This role involves managing property-specific affordable housing commitments, with the mission of CCHS in the forefront of all decision-making processes.
Responsibilities:
Assists with the oversight of the management of the properties within the portfolio.
Supervision of community managers and maintenance Technicians assigned to them.
Responsible for hiring community managers and mentoring Community Managers to ensure that qualified teams represent each property.
Works with site staff to ensure properties are maintained at the highest standards in terms of cleanliness, safety, and functionality.
Collaborates with site staff to address operational issues and resolve tenant concerns.
Assists with the development and management of annual operating budgets for properties assigned.
Monitors financial performance, analyzes financial variances, implements corrective actions to meet or exceed budgeted expectations.
Identifies cost-saving opportunities and revenue enhancement strategies.
Fosters positive tenant relations through effective communication and prompt resolution of tenant issues.
Collaborates with community managers to develop and execute marketing and leasing strategies.
Regular property visits of the properties assigned, which includes meeting with and mentoring site staff, walking the property, and inspecting vacant units.
Monthly meetings with Resident Services and Asset Management, to ensure mission-integration.
Works with third-party compliance and the CCHS Compliance Specialist to ensure compliance with federal, state, and local affordable housing regulations and subsidy programs.
Performs other duties as assigned.
Job Requirements:

Physical Requirements:
This position normally requires the physical demands of standing, walking, bending, lifting, keyboard fingering or performing other work requiring low physical exertion, talking, and hearing on a regular basis to perform the job requirement. These physical demands are required up to 80% of the time.
Non-Physical Requirements:
Education
High School Diploma or general education degree (GED)
Experience
Minimum 1 years of supervisory experience
Minimum of 3 years working knowledge as a property manager
Working knowledge of LIHTC program required
Working knowledge of HUD (project-based subsidy) and USDA/RD 514/516, preferred
Special Skills
Effectively convey ideas and goals to a diverse group of personalities.
Proficient computer skills (Microsoft Office Suite, property management software).
Experience in multi-site property management
Strong understanding of real estate laws and regulations
Must possess a positive attitude.
Exceptional communication and interpersonal skills
Be able to work evenings and weekends in exigent circumstances.
Regular travel within the designated region
Present self in a neat, clean, professional manner throughout the workday and/or whenever present in the community.
Demonstrate accuracy and thoroughness.
Bilingual (English/Spanish) Required.
Licensure, Registration, Certification
Valid Washington State driver's license and minimum required liability insurance for WA State
Must be deemed insurable as determined by Catholic Charities' liability insurance provider
