SUMMARY Responsible for inspecting, maintaining, operating, and responding to failures of facility utilities and equipment including electrical distribution, emergency power, vertical transport, heating, ventilation, air conditioning, plumbing and boiler system. ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned. Maintains building, performing minor and routine painting, patching walls, plumbing, electrical wiring, and other related maintenance activities as directed by the Facilities Supervisor or Facilities Manager. Inspects the complete building, using the inspection report sheet provided. Corrects deficiencies immediately. Notifies management concerning need for major repairs or additions to lighting, heating, and ventilating equipment. Maintains and monitors sewer including all accompanying support systems. Inspects and repairs emergency lights monthly, or as needed. Inspects and cleans outside air conditioning units, heating and air conditioning vents and grates in the offices and hallways. Replaces air conditioner filters. Maintains and cleans gaming and related equipment as required. Maintains the outside grounds: mows the lawns, trims shrubbery, and cultivates flowers.
Maintains the RV Park and it grounds. Corrects deficiencies immediately. Notifies management concerning the need for major repairs or additions.
Assists RV Customers with checking in to the park, dumping waste prior to hooking up, hooking up to all utilities, and checking out of their site at the end of their stay.Keeps parking lot and sidewalks clean and orderly. Cleans snow from sidewalk. QUALIFICATIONS To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. Experience working with the public and providing a professional image a must.LANGUAGE SKILLS Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of organization. MATHEMATICAL SKILLS Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. REASONING ABILITY Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.
